tenant moving

I am renting a house in oceanside, ca. With 4 other people and my wife (6 total), we are all enlisted in the USMC. We moved in the house March 08. I took out the loan for security deposit and 1st months rent equaling $7,000 and everyone agreed to help pay for the loan. Well, for some reason one couple moved out and moved on base. They are on the lease which is one year. I want to take them to smallclaims court for another months rent maybe more because of the short notice of them moving out and for breaking the lease, and also the lease they said we would split. Can you give me some addvice on how to do this and if I have a good chance of winning.

thanks,
Mark

Homeowners association

I have a question. We have lived in these condos over 3 years. Recently our Owner passed away. A new man took over for the HOA and has demanded we throw away our plants/ barbeques. Now this has never been an issue before. We pay high rent to be told to throw away our belongings. Everyone in this complex has been warned. I understand the BBQs a bit, but our plants. Is this legal. Can they demand to tell us this, seeing our porch is in our rent. I can understand unsightly porches, but many of us keep it looking clean and nice. We pay for it, yet we have no say. I thought the HOA handles all the grounds outside of the homes it self. How can we place a complaint against this for being done.
